Buying a new home while selling your current home is one of the most stressful things we do during our lifetime. It doesn’t help that we have to organise everything while still looking after children, pets, and working.
If you’re having to sell your current house and downsize due to financial difficulties or retirement there’s an extra layer of emotional stress.
If you need a mortgage to make your next move you might consider employing a good mortgage advisor. We recommend speaking to one or two, and going with the one who seems the most proactive and who you think you’ll get along with best.
A good mortgage broker will help and support you through the whole process. They’ll not only provide you with the most choice and explain your mortgage options, but will fill out all the forms and help you manage the whole process from beginning to end.
There’s no doubt that moving house is an expensive business. There are associated costs you just can’t avoid such as Stamp Duty, mortgage arrangement fees, valuation fees and survey fees.
If you need a mortgage the best way to cut your costs overall is to get the best possible mortgage deal on the market. The best way to do this is to employ a good mortgage broker. They have access to deals not available direct to customers and will survey the current UK mortgage market to find the best possible mortgage deal for you and your financial circumstances.
They will charge you a fee for their services but they can save you time as well as money. They will take on much of the laborious leg work needed to apply for a mortgage and support you through the whole process.
We don’t move that often and its easy to forget who needs to know. This checklist could help:
* Inform all utility providers (electric, gas, water) you are moving and take meter readings as you leave. This way you’ll be able to check your last bill at your old house is as it should be. Having a photograph of your meter is a good idea as the photo will be date and time stamped.
* Inform new utility providers of your arrival at your new home and take all meter readings. This will enable you to check you don’t get asked for the previous owner’s usage. Again, a photo is a good idea so you can prove what the readings were when you moved in.
* Tell your phone and broadband providers you are moving and your new address. Give your providers as much notice as possible as arranging to provide the services can take several weeks.
* Tell your friends and family – they’ll want to know where you are!
* Inform your work of your change of address.
* Inform your bank, building society, TV licensing, DVLA and set up a postal redirection service with the post office.
* Tell your old council you are leaving and register with your new council. You will also need to change your address on the electoral roll and organise any paid for services from the council such as garden waste collections.
